Option 2
100% off-market
Your property stays entirely confidential: shown only, and directly, to my qualified buyers. Nobody else sees it.
Either way: an exclusive preview sale, with a short mandate, 15 days' exclusivity minimum. You have nothing to lose by trying.
However, if your property is already on the market, I can no longer take it on.
Neither overpriced nor undersold. Just right.
Many agencies overvalue to win the mandate, and the property wears out, drops in price and sells below its worth. Others miss what makes a property rare. I aim true: sometimes higher than the valuations you have received, when I recognise a gem, sometimes more measured.
The right price is the one that quickly finds the right person, at the best level, with as little negotiation as possible.
And I don't value in a vacuum: I already know my buyers, and their budgets.
My fee is 4% incl. VAT of the sale price, excluding fees. No hidden costs, no surprises along the way.
And if there is a negotiation, I always share the effort.
